Central Alberta residential MLS sales in September were down 11.4% from August but only down 4% compared to August 2024. The number of active listings in central Alberta on October 1 was down 4% compared to August 1, but up 16% compared to October 1, 2024. The sales to listing ratio for all of central Alberta is currently 32.17%. That means the overall central Alberta market is now balance.
Of course, individual markets in central Alberta are not equal. Currently Red Deer, Rocky Mountain House and Innisfail are defined as seller’s markets while Lacombe, Sylvan Lake and Blackfalds are balanced with Penhold and Three Hills slipping into buyer market territory.
There are also markets within markets. For example, while the overall Red Deer market is defined as favoring sellers, inventories have increased significantly on homes priced between $450,000 and $750,000 and that market actually favors buyers. Curiously the $350,000 - $400,000 market has seen declining sales and increased inventory while the $400,000 - $450,000 price range remains well into seller’s territory.
We believe the current situation is a good indication of what we could see for the next few months until there is more clarity around US tariffs, the teachers strike and what major projects the federal government might approve.
